Booking Terms & Conditions

These are the terms and conditions that apply when you book Morridge View or Mixon View direct with us. We send a copy by email once your booking's confirmed, but they're here for anyone who'd rather read them before booking.

Booking notes

Mixon View can be booked in any 3-night (or longer) block, starting on any day of the week. Morridge View's minimum-stay bookings must start on a Monday or a Friday. For a different pattern of days, contact us to discuss options.

1. Formation of contract

1.1 The contract is formed between you, the party leader (the lead name supplied when booking), referred to as "you" or "the holiday maker," and the owners of Lane Head Barns, referred to as "we," "us" or "the owners." This contract is for the provision of short-term holiday rental of Morridge View or Mixon View.

1.2 When you submit a booking enquiry by email or phone you will receive a booking summary by email, giving the full cost and deposit required. This does not itself form a contract between us.

1.3 The contract arises when we accept the booking and you pay the deposit or full payment and receive a confirmation email from us following receipt of payment.

1.4 We provide the rental subject to these terms and conditions. Your statutory rights are not affected by anything in them.

2. The property description

2.1 We aim to keep the information on laneheadbarns.co.uk accurate; there may occasionally be small differences between the property and its description.

2.2 If the property becomes unavailable because of circumstances beyond our reasonable control, we may need to cancel the booking. If this happens, we will tell you as soon as reasonably possible and refund all accommodation payments made to us. Nothing in this clause affects your statutory rights.

3. Care of property

3.1 You must take good care of the accommodation and its contents, and leave them in the same condition as on arrival. You will be liable for the cost of any damage, breakages, losses, or extra cleaning or repair costs incurred through non-compliance with this condition. We reserve the right to ask guests to vacate the property, without refund, where we become aware that unreasonable damage or loss has taken place.

4. Payments

4.1 For any accommodation booked more than 6 weeks before the start of the rental period, a deposit of 30% is payable when booking. The remaining balance is due at least 6 weeks before the start of the rental period.

4.2 For any accommodation booked less than 6 weeks before the start of the rental period, the full price is payable when booking.

4.3 In the event of late payment, we reserve the right to cancel the booking, in which case Condition 7 (Cancellation) applies.

4.4 We may require a refundable security deposit for certain bookings. Where a security deposit applies, the amount will be disclosed before the booking is confirmed. Any deductions will be limited to reasonable costs arising from damage, breakages, missing items or exceptional cleaning beyond normal use, and we will explain any deductions made.

5. Your responsibilities

In addition to taking good care of the property:

5.1 A maximum of 10 people may stay at Morridge View, or 2 at Mixon View. This excludes infants. The number of adults, teenagers, children and infants must be provided at the time of booking.

5.2 You must not allow anyone other than you and your guests to use the facilities and amenities of the property without our express permission.

5.3 You are responsible for all guests staying at the property, and for what they do (and don't do), even if you do not stay there yourself during the holiday period.

5.4 Pets are not permitted at either property. Assistance dogs are welcome. Please let us know before arrival if you will be bringing an assistance dog so that we can help with any arrangements that may make your stay easier.

5.5 Access to the accommodation is from 4:00pm on the first day of your rental period, and you must vacate the property by 10:00am on the last day.

6. Fire safety

6.1 No smoking is permitted anywhere inside the properties. Guests may smoke outdoors, provided this does not interfere with other guests' enjoyment. All cigarette ends must be cleared away.

6.2 Guests are not permitted to bring their own portable heaters.

6.3 Candles, tea lights and indoor fireworks are not permitted inside the properties.

6.4 External doorways must be left free from obstructions such as luggage, footwear or groceries.

6.5 Care must be taken when emptying the ash pan from the log burning stove or charcoal from the BBQ. Ash and charcoal must be disposed of only in the metal dustbins provided.

7. Cancellation

7.1 If you need to cancel your booking, please let us know by email as soon as possible. We will take reasonable steps to re-let the accommodation.

7.2 If we are able to re-let all or part of your stay, the amount we recover will be taken into account when calculating any refund. We may deduct a £35 administration charge together with any discount reasonably required to secure the replacement booking.

7.3 If we are unable to re-let the accommodation, we may retain from the amounts you have paid a sum reflecting the actual loss caused by your cancellation, taking into account any costs we save as a result of the stay not taking place. Any remaining balance will be refunded.

7.4 We strongly recommend that you take out suitable holiday cancellation insurance.

8. Electric vehicle charging

8.1 Electric vehicles must be charged using one of the EV chargers in the car park — normal wall sockets within the properties must not be used. Charging is settled with us at checkout, at the per-kWh rate shown on our EV charging page.

9. Wi-Fi and internet use

9.1 Complimentary high-speed Wi-Fi is provided for guests during their stay. We make reasonable efforts to provide a reliable service, but availability and speed may occasionally be affected by circumstances outside our reasonable control and uninterrupted access cannot be guaranteed.

9.2 Guests must use the internet lawfully and reasonably and must not use the connection for illegal activity, copyright infringement, hacking, distributing malicious software or activity likely to interfere with the network or other users.

9.3 Guests are responsible for the security of their own devices and for the internet use of children and other members of their party. We do not guarantee that the connection will be suitable for business-critical activities or any particular application.

9.4 We may restrict or suspend internet access where reasonably necessary to protect the network, the property or other users.

10. Insurance

10.1 We recommend you take out insurance to protect yourself against loss. Bad weather, sickness and any number of other circumstances could prevent you from taking your holiday, and we cannot refund any monies other than as specified in Condition 7 (Cancellation).

11. Feedback

11.1 We welcome reviews of the property on Google Maps (Lane Head Barns).

11.2 We cannot accept liability for any short-term equipment failure or problems beyond our reasonable control.

11.3 If you have any cause for complaint, please bring it to our attention swiftly so we have the opportunity to reach a satisfactory solution.

12. Rights of entry

12.1 We reserve the right to enter the accommodation at reasonable times to inspect it, or to carry out necessary repairs or maintenance.

13. Lost property

13.1 We reserve the right to dispose of any property left in the accommodation one week after your departure. If you'd like us to return an item, a minimum of £10.00 will be charged to cover postage and packaging, with any extra cost depending on weight, size and delivery method. We are not liable for any loss or damage to such property, or for failure of delivery by the postal service.

14. Liability

14.1 Nothing in these terms excludes or limits any liability which cannot legally be excluded or limited, including liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or your statutory consumer rights.

14.2 We are not responsible for loss or damage that is not caused by our breach of these terms or our negligence, or for loss that could not reasonably have been foreseen when the booking was made.

14.3 The accommodation is provided for private holiday use. We are not responsible for business losses, loss of earnings or interruption to work arising from a stay at the property.

15. Governing law

15.1 This contract between you and us is subject to English law.
